Why Conduct a PNA?
A Physical Needs Assessment (PNA) is often required by lenders to ensure that the property will retain marketability for the term of the loan. ESI performs PNAs with HUD guidelines. By combining our expertise in contracting, design, and investigative work, ESI can identify the current needs of the property as well as issues that will arise. We provide you with a concise, timely evaluation.
A Physical Needs Assessment evaluates the property's existing physical condition, future physical needs and the costs of replacing systems and components which have reached the end of their remaining useful life.

 The PNA identifies:
- Deferred maintenance issues
- Building material deficiencies
- Physical needs.
- Remaining useful life of key systems.
- Building code violations that affect property's use, structural and mechanical integrity, and future physical and financial needs
The PNA will include:
- Inspection on a percentage of units determined by the total number of units and building types
- A narrative of the buildings systems and components
- Photos of typical components and deficiencies
- A spreadsheet of containing estimated useful lives, remaining useful lives, estimated time frame for replacement and estimated cost of replacement
- Prioritized repairs
- Interviews with on-site managers and maintenance personnel
- Proposed plans/costs for extraordinary property improvements that will affect marketability

The inspection of the building incorporates the site, structural systems, mechanical systems, interiors and finishes, non-compliance issues, suspected environmental hazards, and review of available records.
